Put your neighbourhood and postcode district (for example EH6) in the job description, not your full address. Each provider decides whether they can reach you at the time you need; being nearby does not mean they are free or have the right parts.
Old Town, New Town and Stockbridge
Parking is tight and largely permit-controlled, and many flats are several floors up a common stair. Say which floor you are on, whether there is a lift and how the stair door is opened, so the quote reflects the real access time.
Leith, Portobello and the waterfront
Newer flats here often have shared plant rooms and risers managed by a factor. If the problem might be in a shared pipe or drain, say so, and check whether the factor needs to approve the work first.
Morningside, Bruntsfield, Marchmont and the south side
Victorian and Edwardian tenements and villas can have older pipework under timber floors. Mention the age of the building if you know it, and whether carpets or floorboards would need lifting.
Corstorphine, Colinton and the west
Mostly houses and four-in-a-block flats, so access is easier, but outside taps and pipes in garages are more exposed to frost. Say if the problem started during cold weather.
